General Remarks

The Marina project consists of two areas:
- the harbour or public area;
- the residential area.
This description applies to the whole of the project, that is to say the two areas unless otherwise stated.
Interior installations however refer only to the residential area and the apartments of the public area.
The business premises are handed over in their basic state, power supply in place, with insulated concrete floors, heating supply and under-floor heating distribution, additional empty electrical tubes.
The completion of the building work will be in accordance with VSS and SIA standards and anything relative to them and, in general, to the SIA 118 standard "general conditions for the completion of construction work".
In principle, the federal regulations concerning the prevention of accidents in the field of the construction work (CNA) must be considered.
The project was analysed before construction by a sound physicist and will be in accordance with the standards in force, in particular with the SIA 181 " protection against noise in the building ".
Building site
Drains
The builder will deal with the sewerage system and the pumps.
The promotion will guarantee the finance of the equipment.
Electricity
The builder deals with the installation from the decentralized electrical meters.
The finance of the equipment for 2000A, the electrical distribution networks from the transformer station or stations, the supply and the installation of the electrical cables to and including the decentralized electrical meters are guaranteed by the promotion.
Water
The builder deals with the distribution network from the meters.
The network supplier and respectively the promotion will guarantee the route de la Lanche distribution networks as well as the connections.
Connections on the lateral network supply, the insertion into the technical buildings and the installation of the meters are the network supplier’s responsibility.
Two meters make it possible to define the quantities of water used, one for the apartments, and the other for the boat terminals that are equipped with an individual meter system.
These meters are in the technical buildings for each sector (A, B, C, D, S and P).
Gas
The builder deals with the distribution network from the meter ducts.
The distribution networks of the route de la Lanche, the gas pressure regulator stations, the supply ducts as well as the branch connections on the ducts are the responsibility of the network supplier.
The connection ducts from the branch connections are the responsibility of the promotion, but the SGPR supplier is obliged to carry out these services.
The meter cupboards and the ducts connected to the meters are the promotion’s responsibility, but can be sub-contracted within the context of the building site.
Cable TV
The builder deals with the installation from the supply boxes.
White Sands SA guarantees the finance of the equipment.
Telephone
The builder deals with the installation from the supply boxes.

Preliminary works
Survey, Geotechnical studies
Geotechnical assistance before and during the building work.
Clearing, preparation of the building plots
Clearing and mowing of the plots to be developed.
Setting up of the building site in relation to the excavation.
Scouring, storage or evacuation of the topsoil.
Full mass excavations of the Marina.
Depositing on the building site and evacuation of surplus materials, inc. taxes of the rubbish tip according to the instructions of the promotion.

Dystrophication
The Marina is regularly supplied with clear water pumped in by pipeline from the lake Geneva.
Special foundations, excavation protection
The installation of the quays is carried out by means of sheet piles embedded in the soil, bound at the head by a continuous longitudinal joist.
Anchoring of the sheet-piles in a strengthener under the buildings.
Dewatering for specific water drainage before concreting.
Installation of the quays
Alignment of the sheet pile wall.
Installation of prefabricated edges integrating the energy distribution.

Ventilation
Public area - kitchens
All the kitchens of the apartments are equipped with cooker hoods connected to a ventilation group network.
The extracted air is evacuated to the roof by ventilation shafts equipped with non-return valves and phonic elements in order not to transmit the noise generated by a kitchen cooker hood and the occupants of the apartment to the remainder of the building.
Public area – washroom facilities
The WC is equipped with an extractor monoduct fan.
The connecting ducts are equipped with phonic elements at each junction that is in different apartments with the aim of not transmitting the noise from the ventilation system to the other apartments.
Residences
The WC is equipped with extractor fan of the monoduct type.
The connecting ducts are equipped with phonic elements at each tapping in each apartment with the aim of not transmitting the noise from the ventilation system to the other apartments.
All the kitchens of the apartments are fitted with a cooker hood connected to a ventilation group network.
The extracted air is evacuated to the roof by ventilation shafts equipped with non-return valves and phonic elements in order not to transmit the noise generated by the kitchen cooker hood and the occupants of the apartment to the remainder of the building.
Cooling water production
The cold energy fabrication is supplied by a heat exchange carried out between the water pumped from the lake for the dystrophication (planned by third party) and the cooling water, by means of a heat exchanger located in one of the technical buildings.
Cooling water supply
The energy supply is then carried out by using insulated pipes placed in the plot leading to the interior of each housing unit.
NB: the cooling emission will be carried out by cooling units on the ceiling cooled by water optional.
Each apartment will be equipped with plugging valves at the entrance.

Water supply and drainage appliances
Water hoses are available in the event of fire for the public area and the commerce/restaurant/bar.
The wastewater run-off drains are incorporated, as well as the drains located under the buildings, up to it’s point of connection.
The three pumping stations pumps are used to raise wastewater for their evacuation towards the public drainage system.
Each appliance is connected with cold water supply and respectively the hot water supply by Pex pipes sunk into the flagstones.
Water supply
Supplied from the technical buildings by a pipe that supplies cold water to the various apartments of each group.
Hot water is produced by individual water-heaters that are incorporated into the heating system.
Insulation
The hot and cold water pipelines placed in the service shafts will be insulated.
The pipe lagging will be in accordance with the Valaisannes energy requirements. The ceiling drainage pipe of the apartments and offices will be insulated.
Kitchen fittings
Supply and installation of kitchen fittings, including work surface, appliances, sink, valves and tap fittings.
The kitchens can be selected individually according to the fixed budget range.

Boat terminals power supply
The technical terminals located on the quays are supplied with cold water through underground PE pipes.
